Mortar Group, the New York-based architect-led real estate investment firm, is advancing plans for a new four-unit condominium development at 470 Humboldt Street in Williamsburg, Brooklyn. The property sits in a mature residential neighborhood with access to the L and G subway lines, local retail and restaurants. It reflects Mortar’s continued focus on smaller development opportunities in established New York City neighborhoods.

For more than two decades, Mortar has approached real estate development from the blended perspective of architect and owner. Rather than separating architectural decisions from the economics of development, the firm considers both from the earliest stages of site selection.

At four units, the project reflects the scale where Mortar’s model is most effective. With design, development, construction and management under one roof, the firm controls a project from site selection through sales. A building this size allows close attention to layout, light and material quality in every residence.

“After 25 years of developing in New York, I still find the smaller projects the most interesting,” said Anthony Morena, founder of Mortar Group. “There’s no shortage of large-scale product in Brooklyn. What’s harder to find is a small building designed with care, in a neighborhood people want to stay in.”

470 Humboldt joins Mortar’s active Brooklyn development portfolio. That portfolio includes 212 Huron Street, 102 Meserole Street, and the restoration of 103 Joralemon Street in Brooklyn Heights, which is approaching its residential sales launch.
