KBRA Assigns Preliminary Ratings to BBCMS 2024-5C25
KBRA is pleased to announce the assignment of preliminary ratings to 13 classes of BBCMS 2024-5C25, an $886.4 million CMBS conduit transaction collateralized by 33 commercial mortgage loans secured by 38 properties.
The collateral properties are located throughout 19 MSAs, of which the three largest are New York (32.8%), Los Angeles (7.4%), and San Jose (7.1%). The pool has exposure to all major property types, with four types representing more than 10.0% of the pool balance: retail (37.8%), multifamily (17.5%), lodging (16.4%), and office (11.2%). The loans have principal balances ranging from $5.0 million to $71.5 million for the largest loan in the pool, Staten Island Mall (8.1%), which is secured by a 995,900 sf portion of a 1.5 million sf super-regional mall located in New York City’s borough of Staten Island, approximately 22 miles southwest of Midtown Manhattan. The five largest loans, which also include Sheraton Hotel Brooklyn (7.3%), 304 East 45th Street (7.3%), Western Digital Milpitas Campus (7.1%), and Shops at Marble Hill (6.1%), represent 35.9% of the initial pool balance, while the top 10 loans represent 59.9%.
KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 12.2% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 39.2% less than third party appraisal values. The pool has an in-trust KLTV of 90.5% and an all-in KLTV of 91.0%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
