KBRA Assigns Preliminary Ratings to 3650R 2022-PF2
KBRA is pleased to announce the assignment of preliminary ratings to 15 classes of 3650R 2022-PF2, a $728.2 million CMBS conduit transaction collateralized by 33 commercial mortgage loans secured by 72 properties.
The collateral properties are located throughout 26 MSAs, of which the three largest are New York (17.5%), Charlotte (8.4%), and Inland Empire (5.4%). The pool has exposure to all major property types, with five types representing more than 10.0% of the pool balance: retail (24.9%), industrial (19.4%), office (14.3%), multifamily (13.2%), and lodging (11.0%). The loans have principal balances ranging from $3.0 million to $68.5 million for the largest loan in the pool, Acropolis Garden Cooperative (9.4%), which is secured by a 618-unit, residential cooperative complex located in the Astoria neighborhood of New York City’s borough of Queens. The five largest loans, which also include Concord Mills (8.2%), Triple Net Portfolio (7.3%), 330 West 34th Street Leased Fee (5.5%), and Central States Industrial Portfolio (5.5%), represent 36.0% of the initial pool balance, while the top 10 loans represent 56.6%.
KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 12.0% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 42.7% less than third party appraisal values. The pool has an in-trust KLTV of 92.7% and an all-in KLTV of 95.2%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
