The Boulder Group Arranges Sale of Net Leased Fast Pace Urgent Care
The Boulder Group, a net leased investment brokerage firm completed the sale of a single tenant Fast Pace Urgent Care located at 1778 East State Road 44 in Shelbyville, Indiana for $2,400,000.
The 3,700 square foot building is located along State Road 44 (25,046 VPD) which is a primary east – west thoroughfare for Shelbyville. The subject property is also within proximity to interstate 74 which carries 40,376 vehicles per day. There are several nationally recognized retailers that draw traffic to the area. Those of which include Walmart Supercenter, Kroger, Big Lots, ALDI, Chase Bank, Rural King, Walgreens, McDonald’s, Burger King, Starbucks, Dollar Tree, and several others. The new Fast Pace property has 28,583 people living within a seven mile radius. The average annual household income for the same seven-mile radius is $82,346. The new lease commenced in January 2023.
Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller in the transaction. The seller was a Midwest based real estate partnership and the buyer was a Midwest based investor.
Fast Pace Urgent Care provides a wide range of services across 170+ locations in rural communities. They are currently operating in Tennessee, Kentucky and Mississippi with plans to continue their expansion.
