The Boulder Group Arranges Sale of Net Leased Maryland Vision Institute
The Boulder Group, a net leased investment brokerage firm completed the sale of a single tenant Maryland Vision Institute located at 195 Thomas Johnson Drive in Frederick, Maryland for $2,355,000.
The 10,000 square foot building benefits from its location just off of Opossumtown Pike (24,800VPD), which is a primary north-south thoroughfare in the area. The property is also within close proximity to Frederick Freeway (84,000 VPD) which connects to the Washington DC area. Tenants in the corridor include Weis Market, Lowe’s, Marshalls, Wegmans, Walgreens, DaVita, PNC, Wells Fargo, and more. The property is less than two miles from Governor Thomas Johnson Highschool. There are 125,029 people living within five miles of the property earning an average annual household income of $108,100.
Maryland Vision Institute is a group of ophthalmologists across three locations who specialize in laser technology and lens implant designs.
